I train my staff to work as a part of the lender's "team" to reach the end goal of being ready and prepared, and to have the client prepared at time of closing. With the new rules and regulations being put into place, and the many requirements under which lenders fall, we want to do our job well and on-time in providing what the lender requires. Here are a few policies in our office specifically relating to lenders, which we have experienced provide for a good closing:

We have 11 dedicated staff members each of whom is experienced and focused on one area of the closing transaction.

We prepare the client from the beginning so they understand it is a normal process for us to not have final numbers to them until the day before or the day of closing. 

We do not release any numbers or the settlement statement to the client or agents without lender approval. The final number is then not released to the client until agents approve. My goal is for the numbers not to change for the client.

I have over 28 years of experience in closing real estate transactions. I go through the documents in extreme detail with each client. Unique to my office, I meet separately with the buyer on sale transactions to ensure the confidentiality of the terms of the loan and to create an environment allowing for questions and a true understanding of what is being signed. It is also a comforting feeling for the buyer to know all is complete on their end when the seller enters the closing room.

Susan Oates is our closer and is who the lender will work with in completing the loan package/settlement statement. Susan has over 26 years of experience and is well-versed on lender requirements, as well as understanding the importance of your guidelines and requirements.  Angie Newton assist Susan at busier times of the month allowing for higher volume towards the end and middle of the month.  

Christe Allison is the post closing administrator, and works to get your documents back to you as required and provides for funding. She is very available and has been in real estate for over 23 years.

I have developed an 18 item tracking program, which allows for me to overview every closing daily and which automatically prompts my team to order payoffs, send FHA/Hud settlement statements, order payoffs, etc. by closing date.

I also review each file's title work at the very beginning of the process before setting up items for my staff to track. This allows us to work diligently at the beginning of the closing process on any outstanding mortgages, judgments or other title issues. This is tracked by me daily to ensure its completion.
